IronGrids was founded in 2013 by partners Daniel Henderson and David Sullivan with a simple objective: secure and optimize underutilized outdoor land. What began as a secured boat storage facility near a Lake Ontario public launch quickly evolved into something far more scalable.


Within 18 months, the company transitioned into Fractional Commercial Parking, a flexible, revenue-driven model designed primarily for trucking, logistics, and industrial operators.


From 2014 to 2023, IronGrids led the development and management of multiple 2–5 acre yards across the Greater Toronto Area for institutional landlords including Metrolinx, corporate landholders, and private owners. Every site maintained zero revenue downtime while operating at or above 80% capacity throughout active lease periods.


Maximizing vacant urban industrial land is no longer about static, long-term leasing models alone. It requires blending institutional asset strategy with boots-on-the-ground logistics management — daily operations, driver coordination, seasonal resilience, security oversight, and adaptive pricing.
